Stayed new years eve. Nice room, very big. Not sure when this place opened but whole place smelled new. The only negative issues, which are minor is signs to the lobby and the fridge making a little noise. Other than that it's a fine hotel.

Family Visit
This is truly a cute little boutique hotel in downtown Dunedin. The place is clean, located off the main road so it's quiet. The room is spacious and sitting on the balcony was a great way to relax. I love that they are pet friendly and have a nice space for them to walk and even provide doggie bags for you to use when walking them. I loved the walk-in shower as it was so big and provided soap and shampoo for you. Most people would say the bed was comfortable, but I think the bed was a little hard for my liking. It does have a pillow top but I like very soft and squishy. Coffee and a fridge are available as is a large storge cabinet for your clothes. Will defiantly return and stay again when we are in the area.

This is a beautiful property and a great location. And although I appreciate the look of the hard floors and high ceilings, it turns the place into an echo chamber. We were on the first floor and heard every conversation from the front desk and surrounding rooms, and every footstep from the room above us. The king bed was very comfortable but we didn’t sleep well because of all the noises from inside the hotel.

Newly renovated property, large rooms, friendly staff. Within walking distance of dozens of restaurants, shops and bars plus the bay. Convenient parking below the first floor. One negative was our room was on the first floor about 50 ft from the lobby/front desk. The acoustics are such that just mere talking in the lobby reverberated down the hall to our room. We could hear every conversation in the lobby, including those of guest checking in, like they were standing in our room.

Fantastic stay!
Spacious room and bathroom with a balcony/porch. Dog friendly and clean. Located within walking distance of all the breweries, restaurants and markets. Plenty of hot water and the room had a mini fridge.
