A 'Wow!' property, and our second home. Private, quiet, spacious villa, with own olive grove, & woodland totalling 13 Hectares (~32 acres), 1km from medieval village. Private: 12 x 6m infinity pool (with remote control child-safe cover) & underwater seat along west side, international size boule court, extensive terraces, outside wood oven. Several guests have commented on the excellence of the pool and views from it. ‘Cloister’, open on 3 sides, with occasional tables and chairs, provide additional shade in the garden, with lights, USB charging points and English electrical socket. Three outside tables plus one inside dining table each with chairs for seating 8 people, with plenty of shade. There are 8 sun loungers and cushions.
The Villa is located in the River Tiber ('Tivere' in Italian) conservation area, and the river can (just!) be seen from the garden, together with, in the other direction, Umbria. The Villa is 7km from the Autostrada, and the river crossed on the way is the Tivere. Detailed photo directions are provided, and arrival & departure is very easy.
Rural villa sleeping 8 in peace & comfort. Floor area of approximately 300m2 on 2 ½ floors, together with a roof terrace. The house and gardens are not overlooked. There are 4 bedrooms (3 with double beds, one with two singles), 5 shower rooms, and 6 WC's.
On all sides, the 360o views are impressive, and overlook the valley of the River Tiber (Tivere) to the west, agricultural land and hill villages all around with a backdrop of unpopulated mountains to the east and the Soratte mountain to the south west. Village shops are 1.2km, a 10-15 minutes undulating walk. Supermarkets are within 10-15 minutes by car.
Excellent wi-fi, internet TV for UK terrestrial stations and several internet radios for any international radio stations. A pleasant, private and spacious office with table & chairs and own WC overlooking the pool as a quiet work place (if you really must on holiday!) Phone signal for mobile phones. Internet wifi "the best experienced" according to one guest. Satellite international TV including BBC & ITV , DVD player and 100 + DVD's - mostly English language.
Rome 1 hour by train, about 8 Euro (station 5 minutes away by car) or Autostrada. By car and autostrada Villa Elefanti is 30 minutes south of the Umbrian border, one hour south of the Tuscan border and 2 hours from the Florence exit. The autostrada junction is 7 km from the villa.
Sun (and shade available) all day. Great terraces for sundowners: three large outside tables each with eight chairs. 8 sun-loungers, 8 sun-chairs, small tables, 4 sun umbrellas, etc, etc.
Local staff live locally, and discretely supply support if needed.

The rural Villa and its grounds is completely private and not overlooked, but close to the village. It is well back from its secondary road access, and with electric, remote control gates gates, so safe for children to explore its 32 acres/13 hectares. Either by train (station is 5 minutes away by car) or via autostrada central Rome is only an hour away.
Local places to visi:: In no particular order: Vescovio - ~20-25 minutes. Nice little restaurant next to a very old church with underground crypt. Farfa - religious little village. 8th Century I think. One or two restaurants outside village. ~30 minutes distant. Casperia - visible from the east garden. Hillside village with many steps and view and a few bars. ~30 minutes. Poggio Mirterto (good market – mostly clothes - every Friday) Viterbo - Medieval small (like a film set!) - maybe ~1 hour. Etruscan restaurant recommended for excellent and cheap local food and grappa (Euro 1 per glass!). Some pleasant shopping streets too. Also antique shops. Gavignano – nothing much about it, but an interesting market on the third Sunday of the month. Orvieto. Hill top town with a lot of history and catacombs - the latter a must visit. One hour north on Autostrada. Bagno Regio - AMAZING (walking uphill) access to medieval hill top village - 15 minutes from Orvieto.
Rome & the best beach: Ostia beach west of Rome - the best. The others are overdeveloped. This is pretty natural, with sand and dunes. Great ' Meditterane' beach restaurant & sun-bed and umbrella hire at Km 8.5 - excellent fish. Arrive early in summer as parking is along the road and limited. Tip the man who appears to look after you car about 3 Euro for the day (but that is the only charge, and if he is still there when you leave, he'll help you into the traffic flow.)
Rome: culture, shopping and people watching - 1 hour.

A car is recommended. Both Rome airports - Fumicino and Ciampino - about one hours drive away from Villa Elefanti in normal traffic - have car hire companies, which do not exist locally to Stimigliano. A GPS for your car is highly recommended to navigate the country roads and/or Rome.
There is a direct train line from Fumicino airport to Stimigliano. Look for trains going to Orte end station - they go through central Rome, but no changes are needed. There are usually 2 an hour: check timetables at the stations. Tickets are cheap and must be validated before travel. There are no taxi’s in Stimigliano, but a bus from the railway station to the piazza.
