Avis Beautiful Villa with large pool close to Rome in the Sabina Hills 6-14 guests

Belle propriété située au milieu de collines. Très belle piscine. Des propriétaires très sympas et très disponibles.

Maison en tout point parfait : Belle, Calme et reposante ! Chaque détail de décoration superbe ! A 3/4 d’heure de route de Rome Tout ce que nous recherchions y était ! Accueil délicat Nous espérons y revenir!

The house has everything what you need. The rooms are clean and cool. The owners are SUPER friendly and helpfull. The house is located in a quit and beautifull area. Top location and house. One little minor point is the mattress in the bed located in the poolhouse is very soft which gave us in the beginning some pain in the back. But this is of course personal preferences. As we say in ducth 'voor herhaling vatbaar'.

First European trip in a while. 6 of us. Lovely location very peaceful. Well appointed villa with tasteful decoration. Fantastic pool and views. The climate control in the villa is amazing and a very welcome break from the midday heat. We had 3 day trips into Rome for sightseeing and Gelato. We had a fantastic time. Paolo and Lucia kindly Brought us a Lasagne one evening. Sorry to have to leave.

Really fantastic pool, view and house. The house is located in the countrysside, not much to do/many restaurants around. However great place to relax and enjoy the sun. Aircondition works well. House is well equipped. The Ground floor bedrooms are a bit damp. And be aware that cats (cute) are use to be inside the house if you have allergy. We give it 5 solid stars ⭐️⭐️⭐️⭐️⭐️

Il casale delle rose è un luogo veramente speciale. La casa è veramente curata nei minimi particolari bellissimi gli interni spaziosi e per dare gli ospiti ampia comodità . Il giardino e la proprietà sono ricchi di fiori e alberi da frutto . La piscina un luogo di pace immerso nella natura . Graditissima la doccia locata all’interno di un secolare ulivo . Lucia e Paolo sono host perfetti. Grazie ancora

Ett mycket trevligt ställe i ett fint område

We stayed for two weeks in August and had a wonderfully relaxing time. The house and gardens were very spacious, with a lovely pool area. The views from the house and pool were stunning and we spent every day soaking up the glorious Italian sunshine and the evenings eating and drinking on the terrace. The house is in the countryside with beautiful views, very unspoilt and peaceful. There is a train station at Stimigliano with trains into Rome or Florence, so it was easy to have a day trip for sightseeing. It was only an hour's drive to get to/from Rome airport too, so very easy to get to by car. We found several supermarkets nearby to buy everything we needed. The large Conad store at Forano was only 10 mins drive or so. Even closer to home (5 mins drive, literally at the end of the road) was Eurospin (very handy for some food basics), Zanzibar (takeaway pizza/roast chicken, etc), plus a Gelateria and a very handy homeware store (Super Bazaar) for getting those essentials we forgot to pack! We also went out to eat a few times at Ristorante "Da Lina" Pizzeria, which is only 5 mins drive) with tables outside under olive trees and the most amazing (and huge) pizzas. The house was well stocked with all the kitchen equipment we needed and a handy utility/storage room. We couldn't get the washing machine to work, but that could have been user-error! There isn't an internal staircase between the upstairs and downstairs of the main house, they are two totally separate apartments with external steps to the upstairs. Ideal if you are two separate families, but something to be aware of if you are one large family/group with children. We used all the bedrooms for sleeping, but really just used the main downstairs kitchen/living room/terrace for all our cooking/living purposes. All in all, it was a lovely and very restful two weeks and we would definitely hope to return in the future. Thank you to Paolo & Lucia for letting us stay in your lovely house!

This beautiful villa has a fab pool with lovely views. The interior have been simply and tastefully furnished and decorated. The comfortable furniture, towels and bed linen all echo the quality and beauty of this villa. The open plan, high ceiling kitchen/living area offers a fantastic social cooking space. The lovely shaded eating area, with a fantastic large table and comfortable chairs, catered extremely well for our party of 10 (two families of 5). Offering much needed shade at meal times. The impressive discrete underfloor air cooling system was a welcome relief from the midday sun and guaranteed a cool and comfortable nights sleep. A fantastic place to stay!

This is a beautiful tranquil villa surrounded by farms , with 2 horses close by. The villa is beautifully cared for and decorated. It has 2 bathrooms, 2 bedrooms and a big lounge. This was a good escape from our usual hectic fast pace of life. The TV channels were great with English language options too. many of the American programs were on. Channel 36 was a music channel; Channel 39 was a TopCrime channel with murder mysteries. We relaxed, watched TV and DVDs, cooked, read interesting books and swam in the evenings. There is a good library of books available too. The Zanzibar shopping centre was a short drive away and had all the foods that we needed. There were good Italian restaurants and a garage close by near the small town of Stimigliano.
