I recently stayed at the Holiday Inn Express Hotel & Suites Vancouver Mall IHG Hotel and had an overall pleasant experience. Here are some highlights and areas for improvement:
Pros:

Daily Room Service: The daily room service was excellent, far exceeding my experiences at other Holiday Inns. It made our stay much more comfortable and enjoyable.
Breakfast: The breakfast options were good, and my kids particularly enjoyed exploring the different choices available.
Parking: The inclusion of parking was a convenient and appreciated perk.
Property Location: The property is in a safe, nice, and quiet place. For anyone visiting Portland, I highly recommend considering this location. Even though it's in Washington state, the nearby food options are great.
Cons:

Breakfast Supply: We were disappointed to find that oats ran out within the first hour of breakfast service. This was quite surprising compared to other Holiday Inns we've stayed at, where supplies were better managed. It would be great if they could ensure better stock management in the future.
IHG Points: Unfortunately, our stay did not earn any IHG points because we booked through Expedia. As regular customers who have stayed exclusively at Holiday Inn for our last three trips, this was disappointing. It would be beneficial for IHG to consider awarding some points to customers who book through third-party sites, especially those who are frequent guests.
Overall, with minor inconveniences, our trip was great

They are not ADA compliant at all, including the hallway for the elevator which is a common area and thus required.
The wheelchair ADA room that was booked was not wheelchair accessible at all, the bath tub was also not . within requirements which led to safety issues. The hotel did not do anything they are obligated to do in this situation and were not helpful at all. It’s been almost a month and I still have yet to receive the phone call from the general manager that they promised.
