Nestled on the private, 74-acre, Scarlet Springs Farm, in Waterford, Virginia, The Spring House is a getaway unlike any other. Step back in time as you enter the historic home, built in the early 1800’s, now outfitted with all the modern amenities for comfort and fresh, country-chic décor. Enjoy your morning coffee as the sun rises on the spacious deck, overlooking a spring-fed pond. Watch the mini-highlands graze & keep an eye out for the many morning animal visitors including deer, rabbits, hawks, wild turkeys, foxes, groundhogs, and cranes.
The space
The Spring House has been beautifully renovated to maintain historic integrity, while providing all the modern comforts, including AC & heating, filtered well-water, all new appliances including dishwasher, oven, stovetop, microwave and washer/dryer. The kitchen includes a Keurig K-Cup, large drip and stovetop Percolator coffee makers, a toaster, blender and all of the pots, pans, etc. you might need during your stay. Gather your friends and family around the farmhouse kitchen table for meals, or relax and read in the cozy mudroom. There are three bedrooms upstairs; the Blue Moon room has two full beds, the Lady in Red room has one queen bed and the Purple Rain room has one king bed as well as a make-up vanity for extra getting ready space. There is one full bathroom upstairs with a tub/shower combination. Downstairs in the Yellow Submarine library room, there is one twin bed plus one twin trundle as well as a full-sized desk for comfortable remote working. Our high-speed internet is available for your use, and has the bandwidth for video conference calls/zoom meetings as well as streaming television. There is one full bathroom downstairs with a stall shower.
Conveniently located in Waterford, VA enjoy easy access to Leesburg, Purcellville, Ashburn, Sterling, Lovettsville, Bluemont, Hamilton & Round Hill. The Spring House is located 35 minutes from Dulles International and about 1-hour outside of Washington, DC.
Watch our adorable herd of fluffy mini-highland cows, right from your windows! These ladies don Bridgerton-themed names as sophisticated as they are gorgeous, including; Queen Charlotte, Agatha (aka Lady Danbury) & Kate! Then say hello to our precious teeny tiny micro-highland calves, Penelope & Eloise!
Enjoy access to our brand-new Big Horn ranch fire pit! Enjoy breathtaking mountain and pastoral views while you relax around the fire on comfy adirondack chairs. (Please note: Fire pit is a shared space, but private access can be scheduled via your host.)

The Oasis' event space offers breathtaking mountain & pasture views, romantic twinkle lights overhead, a brand-new 12 foot by 20 foot covered pagoda with screens & curtains, access to a fire-pit and swoon-worthy wooden farm tables & chairs for 50.

Guest access
Guests are welcome to walk around the gravel driveways around Scarlet Springs Farm, as well as enjoying the Spring House’s one-acre fenced in backyard. Please note that this is a working farm. There are horses that live on-site. We kindly ask guests not to touch or feed the horses, or open or enter any fenced areas or pastures, including the historic stone bank-barn. We are happy to give you a tour of the farm if you’d like!
Other things to note
The Spring House is located off of a private gravel driveway and you must walk down stairs to enter the home. With it being an old home, there are a few places with step-ups and step-downs inside the home to be mindful of. We are in the country and we live on a farm, so animals/insects outnumber humans. Expect to hear friendly 'moos' from our mini-highland cows.
