To our future guests: We thought we were renting for a "Christian Mens Retreat", However 2 out-of state vehicles show up 1:15 hr. early without permission, while prepping crew still working and after 5 men, 40-65 yrs old stood for 5 min in driveway taking pictures of front and side yard approach me me to say, "the babies won't like this, (?), .....how do i get a refund as house is not safe to stay in as pictures are not as advertised" Cheryl, a woman?.. texted me during the 5 min, whom I never saw and doubt was there, "we must have the wrong address as the place is Horrible and want a refund" I texted her our Agreed on no refund policy. I quickly asked the safety man for an example of a safety issue, and he showed me a side view of 2 wooden benches turned on their side stored under upper deck. I laughed and agreed," yes they are unsafe If you sit on them as is, so i will set them up right so nobody hurts themself. In our 14 yrs of successful Hosting at VRBO we have never encountered 'adults' with this level of common sense and arrogance? No guest has Ever said, "not as advertised" We really felt sorry for the rest of the group with their dictated extra cost, hope they DID enjoy the rest of the retreat, but really relieved the "mean ones" didn't stay here!

Allison we are glad you saw the value in our unique and vast set of amenities and accomodations for large groups, all on 3 private ac. We also DO respect constructive criticism and have therefore brought the deck railing into compliance. The extra screws accidently left behind at the lock installation were found in place and not removed by anyone. New Lock-Set does lock from inside at night, just no key was available, if one left which she didn't. As for the remaining non-constructive issues, most need correction... 1)we DO state "since we reside on adjacent property, we will be available for check-in ..." 2)with 7 weeks of no rain, temps around 100, before their arrival I did need to spend hours daily watering 3 ac with 15 flower beds. 3) after knocking on poolhouse glass door, with temps at 100 degrees, I entered to explain that the 2 large exhaust fans, running, were sucking all the A/C outside, but guests considered that info "off putting", her reasoning. 4)No mention of cleanlyness, during entire stay, as we would have tried to remedy. And our dog is always on a leash with guests present, and not a threat. In our 13+ years of hosting with vrbo we believe... 1) you cant please everyone but we do try, i.e. a cooler summer poolhouse for all guests.... 2)she did say with "only a handful of bad reviews (7%), I assume the bad ones....are unrealistic...", could that possible include her, after our above responce?

Dear future guests...."The Bugs" seem to be the main complaint, mentioned first inside and last outside...." how bad insects were on the patio....not to be able to enjoy the beautiful view" as no one has a better time with bugs around so we do apologize. Maybe he didnt think or want to use bug spray and would like to hold accountable the owners for not controlling the "great outdoors". I must mention we are waterfront on 3 ac in a rural setting during a record heat wave where bugs and harmless undesirable spider webs regrow and thrive. We do spray a natural pesticide at entrances and around kitchen before guests arrive, and with 8 entrance doors and larger groups staying 3 days on average, there is a good chance, bugs can be a nusince. It was said that us owners living on adjacent property was not ideal, but I believe that WAS ideal since we DID attend to their requests .....1) I did in person explain that indoor pool has blue coating on interior that is fading to concrete color at deep end and has appearence of needing cleaning but did a pool net sweep of bottom anyway. 2) As for asking to connect propane tank to bbq pit, with 2 turns of big black handle, could it be some intelligent looking men are domestically challenged. Their claim of no hot water is as I explained is a result of not being patient for up to 4 min. for the exterior water heater closet to deliver water to 5 baths covering 4600SF over 4 floors. Short of towels by guests suggests that some people won't wash their used towels as needed.in provided Washer.with provided soap. True 2nd refrig. does not stay cold when large groups are in it for drinks etc. during a record heat. Only commercially rated fridg's can keep up. Another guests commented that she did believed that a small amount of bad reviews, (6%) shows how demanding or unrealistice some guests can be and i offer the above testament just to that end!
