Perfect setting in the Colorado Mountains, with a view to match. Large home that has 5 bedrooms (plus 2 additional sleeping areas for a total of 8 sleeping areas), sleeps 15+. Also, a private hot tub!

This beautiful home backs to a wooded area and views of the mountains yet it is very close to town and directly across from the free shuttle. Enjoy the mountain feel, while sitting in your large private hot tub with great views in the back or hop on the free shuttle and be downtown or at Winter Park Ski resort in minutes. This beautiful mountain home is just minutes away from world class downhill skiing, cross country skiing, snowmobiling, as well as the Fraser tubing hills. Summer activities offer hiking, mountain biking, rafting, golf, fishing, boating, as well as activities at the base of Winter Park Ski resort.

This house offers the high-end amenities you would expect in a perfect vacation home: Flat Screen TV's, with Xbox 360, a gas fireplace, and space for everyone to enjoy!

Main Level:

1 Car Garage includes breaker panel, snow shovel

- Kitchen includes 5 burner electric stove top, French door fridge, dishwasher, oven, microwave, Keurig, and a drip coffee maker

- Family Room has a fireplace, 2 couches, sleeper sofa and a coffee table

- Bedroom #1: King Bed, dresser, closet (pack n play), nightstands.

- Bathroom #2: (Within bedroom #1) includes a double sink, stand up shower, and a toilet room.

Upper Level:

- Bedroom #2: King Bed, dresser, nightstands, closet with shared bathroom

- Bedroom #3: King Bed, dresser, chair, nightstands, closet with shared bathroom

Lower Level:

- Bedroom #5: bunk room with 2 full over full bunks (very large and can easily sleep two adults) with a shared bathroom. Total of 4 beds

- Bathroom #4: has a toilet, single sink and shower/tub combo

- Bedroom #6: King Bed, nightstand, dresser, closet, with a shared bathroom


The kitchen is fully stocked with all the large appliances, and amenities you need to cook large meals for your group. There are also plenty of dishes and utensils. We have included high quality pots and pans as well as additional small appliances that you would not normally have available in a rental home.

Creating a huge meal like a Thanksgiving meal with all the fixings is not a problem at our home!

All Winter Park House properties come stocked with a basic starter package of paper towels, toilet paper, hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher detergent (this is a 3–4-night supply, guests may purchase additional products locally). Each home is equipped with high-end bed linens and towels.

Rental Rules:

1.) Please respect our county wide quiet time hours are 9 pm to 7 am. Our county does fine for violations and that will be at your expense.
2.) No events of any kind permitted at any time. Violations will result in immediate eviction and $1500 fine.
3.) No outdoor fires are permitted at any time.
4.) No more than our stated allowed number of 3 vehicles total at our home. No on-street parking is allowed at any time. Our HOA does fine, and tow and you will be responsible for any fine incurred.
5.) All of our rentals are non-smoking. By signing this contract, you are stating that you will not smoke in our vacation rentals. You will lose your deposit if evidence of smoke is found once you check out.
6.) You and your guest are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items.
7.) No boats or trailers are to be parked at our rental properties. Any fines from the homeowner association, as a result of this broken rule, will be charged to the refundable deposit.

Important to note-
Our home is equipped with noise/smoke sensors. Exterior cameras are also present.

Please check on dates, even if booked. We have 12 other homes in the same neighborhood!

Family reunion in the Rocky Mountains Colorado
We used this home for a family reunion of fifteen. We loved the layout of this spacious house and the views. The kitchen was very big and well equipped. The large table was great for meals and board games. The den was the prefect hang spot for the young folks. The Winter Park area was beautiful and offered plenty of activities for everyone. The check-in and check-out process was very simple due to great communication with the host. Everyone had a great time!

We loved our stay in Fraser, Colorado. We had 8 adults and one child and had enough room to sleep everyone comfortably with beds left over. The house was very clean and spacious. We have rented many homes from VRBO, and this one provided the most supplies. Everything we needed was there. Now for the best part….THE VIEW of the mountains and the spectacular sunsets. There are so many things to do from hiking to spending time at the Winter Park ski area. Our favorite thing was riding the Gondola to the to of the mountain. You are also within a few miles of Rocky Mountain National Park. If you book this place, you will not be disappointed.

Perfect for Family Fun!
My family of 4 siblings and my Dad and all their families all get together one time a year to be together under one roof. It was SO cozy and accomodating! We enjoyed all the home and area have to offer. It was short but sweet but the quality time it provided us was priceless. Life gets busy and we all have kids we are running after and if always busy, so it is wonderful to have this perfect home for our get together. The king beds and bunk room provided cozy and comfort to all of us. Plenty of table room and large island to set up for all to sit around at the same time. Plenty of couch seating and rooms to gather with kids away from the adults to have their own fun. The hot tub was a bonus with the gorgeous view! My favorite part of this house is that it was all by itself on a corner. We had neighbors but it felt private and were all alone out there, which was perfect! We brought all our cooking necessities, etc, but didn't have to. There were spices, baggies, tin foil, everything you can think of. Thank you SO much and will look forward to coming back again in the hopefully near future! You made it so easy and convenient! Thank you for allowing us to use your home :).

Great property Some pots and pans probably should be replaced the can opener did not work and certainly needs a new one. On the whole it was a nice place. Most of the window screens were quite Dusty and no ceiling fans.
It was pretty good. There were a lot of little things that could have been fixed and we did have to go buy some mouse traps and did catch one mouse the night before we left.

Nice location in Frazer
Our family of 10 adults and 7 children had a fun stay here in Frazer. The house was had plenty of sleeping space for all of us. Bathrooms were a little skimpy (3 total) for our crew but we managed fine. The kitchen is well equipped. I think the floors could be a little cleaner (they felt sticky on bare feet), but otherwise neat and clean. The location is very convenient for the Frazer/Winter Park area.

We used this home for an extended family reunion. It worked out great! The 3 levels gave everyone a place to stay without being on top of each others, gave space for the kids to be kids, and had some of the most amazing sunsets I have ever seen. The kitchen was very spacious and worked great for preparing our meals. The house is set up for a max of 3 cars, so plan ahead to avoid parking challenges. Winter Park was absolutely beautiful in the Summer, the perfect temperature and plenty of activities to do. Highly recommended for families!

We stayed 5 nights, and had a wonderful time in the area, lots to do. The view was just beautiful, and the setup with 2 living areas and upstairs as well as basement bedrooms worked so well with our 8 adults and 11 kiddos. Beds were very comfy and night breezes felt great! We got to see deer off the deck several mornings. The kitchen island allowed us to prepare meals together with lots of space and we made good use of the gas grill. Hot tub was very enjoyable. A few kitchen gadgets needed repair or replacing but all in all it was great !
