Kiama is host to an exciting cultural events calendar of festivals, music, markets and artists including the Kiama Arts Trail and Kiama Jazz and Blues Festival. Natural wonders also abound in the area. Kiama is famous for its blowhole - a natural rock formation, the exhilarating Kiama Coast Walk, Minnamurra rainforest and the Minnamurra River. Uniquely designed and tastefully decorated, you can kick back in the lounge room and enjoy the outstanding view of a sea of blue.

Look out for whales too as they pass by Kiama each year between May and November. Or head to one of the many headlands along the Kiama coastline for the best vantage point. The creature comforts of home are in plenty, you can snuggle on the couch watching Netflix and surfing the web or create your own master chef moment in the chef’s kitchen.

There are three generous sized bedrooms, the master with a queen bed and an ensuite with access to the main deck, the second and third bedrooms both having a double and single bed, each of these bedrooms have their own decks. For your peace of mind, the entertaining deck can be gated to allow your family pets to join you on your holiday, keeping them secure inside and outside during your stay with us.

In addition, just a short stroll from Santa Barbara at the southern end of Bombo Beach is an off-leash dog-friendly beach so your furry friend can enjoy the sand and sea as well. This postcard set is the perfect holiday home to share with your family or friends.

Wi-fi is offered as a complimentary extra. As there is no charge issues will be dealt with Asap but cannot be guaranteed.

This property will consider bookings for groups of young people and/or Schoolies, however, these bookings can only be made by application. Please message us; a comprehensive guest registration form must be completed prior to confirmation and a $2000 cash bond is payable. Other conditions apply.

NSW Planning has passed laws that affect guests. The Code of Conduct for holiday renting can be found on our website under the Guest Information tab. In Section 2.5.2 of the STR Code of Conduct, guests have an obligation to ensure the peace and comfort of neighbours and other occupants of the premises (if strata) near holiday rental properties. This means guests have to be very mindful of noise made in or outside the property that can disrupt neighbours at any time of the day.

If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property immediately with no refund of monies. Noise audible outside the property is prohibited.

This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

Our standard check-in time is 4 pm and check out time is 10 am. We can offer you a complimentary early check-in or late check out time as a gesture of goodwill where booking and housekeeping schedules allow. Please call our team to request this prior to your arrival. Please note that due to demand and housekeeping pressures, no early check ins or late check outs will be granted during the months of December and January. The safest way to secure a later check out or early check in is to book the property for an extra night, please contact us to see if we can offer a special rate for this extra night. Please note that Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening of that week.

Out of peak season stays of a week or more may qualify for a discount, please send us a message.
Information during your stay can be found in the Guest Information Folder or by calling our office 24/7.
For your added security, this property is managed by a Licensed Real Estate Agent. We will never request payments be made to an overseas bank account and your money is held safely in our Trust Account until after your departure.

Great view
The view was great however the driveway and parking situation wasn’t ideal at all. The steepest driveway ever and it’s made for tiny cars. The property was in a great location and walking to the shops, cafes and supermarkets was easy, although it’s very hilly. The property needs a good clean and some TLC. Lots of little things broken or missing or overused. We were two families with babies staying together and the property was large enough for us all to have our own space and it worked well. I think if some time and money was spent on the property it would easily score 5 stars.

House was booked for Red Hot Summer Tour in Kiama which was rescheduled 2 days prior due to weather (NSW Floods). Contacted Managing Agent and asked if we could transfer booking to rescheduled tour dates including extra day rental plus offered additional payment to help facilitate the date change. The request was denied. Very disappointed with outcome and would not recommend staying here or using properties managed by Holiday Rental Specialists.

Great family orientated property
Excellent location and outlook, we all enjoyed our week. While it didn’t detract from our stay, a few things need some TLC to bring them up to standard (eg, back decking boards loose and broken, bathroom fan very noisy, leak from under the stairs when it rained, AC in one bedroom not working). Everything else great, would recommend.

had a lovely time for our family getaway. the property was fantastic, had everything we needed and amazing views over the ocean and beach. the hot tub was a big hit! only downside was there wasn’t much available for cooking in the kitchen but luckily there were lots of options for take away close by. such a convenient location for trips into town. would love to go back & stay there again

This place was disappointing. Far too expensive for what you are getting. It would have been ok if it was 1/4 of its price - we were expecting luxury for the price but it’s tired, dirty (lots of mould and scum in the bathrooms, dirt/dust on skirtings etc). Needs maintenance - rotten deck boards, running toilet, dirty windows, broken fly screens. Lovely location but no fenced area for pets, no direct access to beach and key press (on arrival) wasn’t the one at the front door (it’s around the side of the house). Beds very hard and uncomfortable. Loads of potential but overpriced and disappointing. Won’t book again.

Needs cleaning!!
The cleanliness of the property when we arrived was atrocious!! Dog hair and sand all over the floors and furniture...hair in shower drain!! Yuck! Floor to ceiling glass doors and windows gave a beautiful frame to the beautiful view of Bombo Beach unfortunately the windows was so dirty from the inside it distracted from the view. Bedsheets in some beds dirty with stains and smell...it took us the first 2 1/2 hours of our stay cleaning the property and washing the bedsheets...we messaged estate manager and they were able to get a cleaner in the day before we left...we were there for 4 days/3 nights.

Santa Barbara on Bombo
Overall we had a great stay away. The view was wonderful, location perfect, and house nice. A couple of things to note: 1) There is a large block of flats/house being constructed directly next door. Thankfully there was not a huge amount of work going on over the weekend, but there was construction noise from around 7am on the Saturday morning. 2) A few appliances did not work (including the dishwasher) 3) A few pieces of outdoor furniture were broken. Hopefully these will be replaced soon. 4) As we arrived back to the complex after dinner on Saturday night we discovered that there was absolutely no lighting leading from the road down the complex driveway. Given its incredibly steep gradient, this poses a major safety risk especially to people who are elderly or have an eye condition as one of our party did. We had to try to light the way with our mobile phone torches. If you are staying at this property it is probably worth taking a torch if you go out at night.

Expensive for what it is Thought it was 5 star rated but was really dirty and had to call realestate to get cleaner to come back out. Too many fees for cleaning etc but property was dirty on arrival. Was told due to school holidays and cleaners flat out. I said we paid full price and property should be clean. There was a cleaning fee if the bbq was not left sparkling clean, but the bbq was that rusty and dirty we couldn’t even use it. Overall NOT what we expected and would never stay there again
