I am 70 and I think I was the youngest guest there. At breakfast everyone except me was in a dressing gown.

Confused receptionist
The receptionist insisted we pay despite us showing her the paid booking from hotels.com. Not a great start. The ability to take and understand internet bookings is a basic requirement. However, she was very nice when our room was very hot and gave us a fan. The hotel itself is a very basic hotel, definitely in need of refurbishment.

Worst hotel ever stayed in.
Shocking experience. Arrived very late, to what appeared to be abandoned locked reception, eventually greeted by member of staff who turned out to be friendly and helpful, but check-in took 20 mins. Hotel was dirty, with dated decor and furnishings, room smelt stale and carpet soiled & faded and bathroom was discoloured and didn’t even want to touch fittings. Woke up itching from bed, decided to check-out and cancel pre-booked breakfast as didn’t want to chance it. Morning receptionist rude and abrupt when requested refund.

The Hotel is OK,
Nice walks by the river, which is just behind the hotel, You'll need your French, don't think people in the hotel or Dax are going to speak English because most don't. They have their own car park which is a plus. I would try to eat in the town itself. We could take our dog to our room which was great.

The meal was inexpensive and the quality matched the price. Many people seamed to be taking advantage of the spa facilities, unfortunately we didn't have time to experience it.

In centre of town next to the river
Dax is a thermal springs town so if that is your interest then great . Apart from that it is a great antidote to the crowded seaside resorts. The hotel was fine but no air conditioning or coffee making facilities. The hotel was situated in a quiet part of town but only five minutes walk to the centre and all on the level.
