Inside and out, this modern, spacious, and recently fully remodeled home is designed for your comfort and enjoyment. Step out to a private deck, hot tub, gas grill, and an outdoor living and dining area overlooking the peaceful and large backyard and pristine redwood forest. A canopy shades half the deck if you want to read or watch the clouds slide by on a warm afternoon, or recline in one of the lounge chairs if youâd rather work on your tan. The lush backyard is a private world unto itself, surrounded by Russian River fauna yet with enough open space for a game of soccer. Walk a short trail of less than 100 yards through redwoods just a half block from the house to the huge neighborhood beach where you can spend a hot summer day swimming, lounging alongside the river, or taking the houseâs kayaks on a river adventure.
Two Flats & Two Cottages
The Outside Inn is a comfortable home with two separate-entrance modern suites, each with two bedrooms, a bathroom, and a kitchen. There are also two cozy cottages on the property: one is the perfect fifth bedroom and the other is a serene studio that can be used for meditation or as a childâs play room.
Upstairs Flat
Featuring the main gathering area of the home, the fully remodeled upstairs flat has a large lounge with a media center and comfortable sofa seating, large chefâs kitchen with everything you need to prepare a gourmet meal and a huge amount of counter space, dining seating for eight, and two queen bedrooms and a bathroom. Sliding doors in one bedroom and the kitchen lead to the private deck with outdoor-dining seating for 10 or lounge areas where you can enjoy your morning coffee.
Downstairs Flat
The recently fully remodeled lower level flat features a private entrance, fully equipped kitchen perfect for creating breakfast or coffee, bathroom, family room, and one queen bedroom and one double bedroom.

All bedrooms feature comfortable beds with down comforters and high-quality linens and are quiet and spacious, with bedside tables, reading lamps, and ample storage space in dressers and closets.

TRANSIENT VACATION RENTAL FOR PERMIT NO. ZPE17-0364 RULES AND PERFORMANCE STANDARDS

1. Guestrooms. This vacation rental is permitted to have up to 4 guestrooms.
2. Maximum Overnight Occupancy. The maximum overnight occupancy for this vacation rental is 10 persons, not including children under three (3) years of age.
3. Maximum Number of Day Guests and Visitors. The maximum number of registered guests and their visitors allowed during the day is, 16 persons. This does not apply to children under three (3).
4. Limit on Number of Residences or Structures. Only one (1) tenant group shall be allowed on-site ·at any given time. Up to two (2) structures may be used by the tenant group, if allowed by this permit. Tents, yurts and RVs are not allowed.
5. Parking. This vacation rental must provide at least 2 off-street parking space(s). The maximum number of vehicles allowed for overnights guests shall be 4.
6. Noise. All activities associated with this vacation rental shall meet the General Plan Noise Standards. Quiet hours are 10:00 p.m. to 7:00 a.m. Outdoor amplified sound is prohibited at all times.
7. Pets. If allowed, pets and service animals must be secured on the property at all times. Continual nuisance barking by unattended pets is prohibited.
8. Trash and Recycling Facilities. Recycling and refuse storage bins shall not be stored within public view unless in compliance with neighborhood standards.
9. Septic Systems and Sewer Connections. The owner shall maintain properly functioning septic system or sewer connection.
10. Outdoor Fires. Outdoor fires, when not prohibited by state or local fire bans, shall be allowed only in permitted fire pits and shall be extinguished when not in use, or before 10:00 p.m., whichever is earlier.
