I don’t know how this is classed as 3 stars the hotel is in a terrible condition, doesn’t look like anywhere has been renovated in 20 years. Room was awful, furniture hanging on by a thread, mould on the walls, curtains all ripped, shower broken and cold, air con super loud windy noise, the bed was so uncomfortable and really noisy squeaks every time you move. No safe in the room or lock on door which made us feel uneasy. Hotel is at the bottom of a hill but is walkable. Overall wouldn’t recommend and wouldn’t stay here again.
The location was good. Staff helpful. The bar opening was disappointing. Was not able to come back to hotel bar at night as closed early. They are missing a trick which is a shame.
This property has huge potential as it’s conveniently located, but is a resort that is in decay. Not upkept at all, the room was filthy, we had to keep asking for housekeeping to actually sweep, sheets stained, gym was pathetic as nothing worked. Also a lot of mosquitoes especially near reception. Staff was friendly but not eager to help

Good place but lacks atmosphere
It was a good location, the hotel itself just needs some tlc all round and the hotel would be really good.
The restaurant served good food but you would not know it was open as no info in the rooms, no background music so you woukd not know it was there.
With a bit of tlc and better organisation this place could be unreal.

Good location but needs a renovation.
Great location but very outdated - this hotel is in dying need of a renovation. Lots of bars/ restaurants within walking distance and access to a small private beach. Our room was only serviced once during our 4 night stay. Spider webs around sink after we checked in and the shower head was broken.
Great place, right on the beach. Staff was very nice.

Resort is a bit out ofnthe way and the bar closes randomly throughout the day so its hard to get a drink or even any ice during the day and with it being a bit of a massion to get into the main part of town you find yourself hanging out away from the property more than not.
Pool is absolutely beautiful and large though and walking distance from the ferry.
Very friendly staff to let us check in earlier due to early ferry arrival. We stayed a few more hours for free. Wonderful beachfront location but a little confused by google Maps which led us to a steep/narrow jungle-type driveway. Please don't use it. Actually, you can walk about 200 meters to the hotel on the beach from the arrival pier, if you have only a backpack. The hotel room is not updated but I would still recommend this hotel due to its beachfront location. Beach Club hotel uses the same entry driveway.
The property was well kept (though a little on the older side) and everything worked as expected. It is run by a very pleasant family and it felt like being a little part of the family staying there for several days. Everyone was super friendly and accommodating. I would very quickly stay there again.
El hotel es espectacular. Las tres piscinas y la playa privada hacen que uno no quiera irse nunca de la isla. Además, esta a 5 min del centro y del puerto, cosa que hace que lo puedas hacer todo a pie. Nosotros alquilamos un día una moto para recorrer las otras playas y los demás días nos quedamos en nuestra playa. En esta playa se ve una gran puesta de sol. Sin duda, si vuelvo a Koh Tao, volveré a escoger el hotel.
The hotel did not look as it does in the pictures. The rooms are old, dirty, unfinished, and there was mold on the lower part of the walls. Beds were hard, pillows flat, and the bathrooms filthy. The outside of the hotel had rubbish and building materials everywhere. A lot of unfinished projects everywhere. The hotel looks like it had been in a war zone but half re built. Not worth the money at all.

Good location, friendly and helpful staff.
Coffee, tea and drinking water supplied everyday.
Enjoyed the hotel but it wasn't anything amazing. The Wi-Fi was poor at times and the pool was used by scubadivers therefore you couldn't use the pools. The resort next door opened their pool to the regal visitors when the pool was out of bounds however this pool isn't as nice as the one in the regal. Just annoying seeing as you've paid for it. However hotel is a 5 minute walk to the pier and very close to restaurants and night life
The whole hotel needs updating. It fits in between two markets (backpackers and holiday makers). The facilities are backpacking but the price is holiday high.
The pool was empty and we did not fancy a dip.
They need to drop the price or update the hotel. We had to move a few meters up the road to a better hotel which funny enough is also expanding and had the builders in. But they did not even disturb.
The pictures in the Regal look better than the actual hotel.
The staff, though are naturally nice. It's a pity as the hotel could be so much better.
