Great Location but poor facilities
What must once have been a great hotel in the perfect location has suffered due to neglect. The location is still great but internal facilities are very poor and need major upgrades. The internet was patchy at best and when power was lost one night, it took more than 12 hours to restore. With no explanation or apology from Hotel Management.

Internet didnt work outside of lobby they made you sign a no refund waiver before they gave you your keys, it had the wallpaper falling off the walls the bathroom had black mold on the ceiling, the A/C did not work well enough to be have a comfortable temperature. I checked in and went to a other hotel after staying for 3 hours....

Nice garden environment with good Thai restaurant. Building is a little run down with no elevator. Staff was noisy, but helpful. Ok location close to town center, and beach.

Arrive early but staffs still allow to check-in with great service mind. Also upgrade my room to balcony type which make me no need to wait for other room. I have a problem with my wifi password and safebox, the staffs wilking to help in every situation. Great location, just one breath to reach the beach. Near Central Beach Festival Pattaya. All is good for me. Thank to all.

Very well positioned to bars and Beach Road. Shame about it's general state of the building. I don't think the building seen a coat of paint since it was built. The poolside furniture belongs into the fireplace......... and internet service is 10 years behind. Staff however are amazing

Great location.
This is an older hotel with a fantastic swimming pool and great location. Directly opposite the beach in the center of town. Easy walk to Central Festival shopping Mall. Very good breakfast buffet. Lots of landscaping and gardens. Has a kiddie pool. Recommended for family stays or laid back, relaxing visits.

Nice hotel, close to the Beach and Transport,
A very pleasant stay at this Hotel, In fact stayed there twice on this trip. Close to Beach Road and Transport, A bit jaded but clean, wonderful Pool, not crowded and good staff. Could have better shower plumbing but plenty of room.

PROS .convenient location for me as I don't mind walking .nice pool .good service when I had problems. .room cleaned well whenever I left the tag on the door CONS .NO ROOM SAFE .hot water is not a constant thing .can be very loud on weekend nights (it is Pattaya in all fareness) .had brown water the first night .walls are very thin .first room was a nightmare (but I was moved to a better room withing an hour.) .very old and moldy shower curtin .if your neighbors smoke you smell it like it's in your room . I stayed here for 10 days but I am not looking for 5star rooms . a clean room with good air-conditioned for what I paid is perfect .

Basaya - Better Days
The Basaya Beach Hotel & Resort has an excellent location and facilities: salt water pool; breakfast buffet; decent restaurant and prices, but is old and deteriorating. The rooms are shabby and in need of renovation. The a/s operates only when you are present, so the room is hot and is difficult to cool quickly. My shower curtain in a premium room was a wreck that I would have tossed in the trash. The staff are excellent, however, so the good points outweigh the bad, but not so far as I was charged a premium rate during the low season, more than double what it should have been. I asked, and was told that it was a hight season rate. June in Pattaya is not the high season - the city is half dead from lack of tourists.
