This hotel is perfect if you just need somewhere to rest your head. Rooms are pretty small but didnt bother as was arriving late and leaving early. The room door was a bit stiff so you had to push firmer to close, making a bang. Felt it would disturb other guests. Staff were very friendly and welcoming
I had booked another hotel but seeing it consistently got 2/10 in reviews, decided I'd better look for something else. And remembered House of Toby. I've stayed here before and was happy to return. My room on the lower ground floor was, well, compact (bathroom had a sliding door - no space for a normal door!) but it had everything needed for a pleasant stay. The bed was very comfortable. Fixtures and fittings were of good quality. The guy who checked me in kindly carried my luggage down to my room and the guy who checked me out (I remember him from a previous stay) was charming, polite and cheerful. Most importantly, the room rate was, for this area of London and for this quality of room, surprisingly low. I did find the dark grey/black decor a bit oppressive in a small room but that's really a pretty minor quibble. House of Toby - definitely recommended.
Would not stay here again. The staff are great but the property is dirty, tired and the walls are extremely thin. Was woken up constantly by traffic and people in the corridor (and I am really not a light sleeper). But the worst bit was their FIRE ALARM. It went off at midnight and again at 7.30am. Both times were accidental…it was just awful.

Fine for a night
Stayed here for 1 night before getting the Eurostar. Room was OK, small but fine for one night. Dust everywhere, I don’t think it had been cleaned properly for weeks. We stayed in the Lower Floor, it rained heavily in the night and I was awoken at 3am to a loud noise of running water outside and a smell of sewage. I think the gutter was broken and drain had overflowed. On a plus note, bathroom was lovely.

Good but basic
Small room, shower awkward size so no room, also very small table with very little space
Th staff were extremely friendly and polite. The room was perfectly clean, tidy and modern. Also the bed was very comfy and the bathroom was very well equipped.
The only issue was very minor, there was some construction work going on that was quite loud from around 8am. Although the checkout time was 10am, so we were up anyway.

The (single) room was very small but very well organised. The bed was very comfortable and the room very clean. There wasn't a good signal for the TV so not all channels were available. The reception staff were friendly and efficient. There's no lift. It is convenient for Kings Cross station

Was ok, couple of annoyances
Check in and out was an absolute breeze, location is good for Kings Cross Station. Was clean and bed very comfortable, air con was great. Did have a couple of issues to be aware of though, the room and bathroom was small, to the point that the bathroom door has been removed totally. Was only me so no privacy issues. However, the extractor fan in the bathroom was on constantly and was noisy, when it wouldn’t switch off I’d seen the isolator switch to try and switch it off so I could sleep - the isolator switch did nothing so the fan was just hard wired in. The room did have a bit of a smell, but not to the point I’d make a big issue of it.
