The grounds and location of the property are the best in Kona. The room was definitely a let down. The air conditioning did not work in our and there were questionable stains on the couch and headboard.

The location is great, can walk to a lot of things. But the hotel needs upgrading, beds are small. Love the pool area and the lagoon to snorkel.

Little bit of a mixed bag with Royal Kona. The price and the location are great, very walkable to the little town and restaurants. The building is a little run down, however our room was nice and clean. The lagoon and bar were very cool. The bad, my girlfriend and I had to stay in two beds although we booked a king bed. They claimed they don't guarantee that with the booking, and said that Hotels.com said I requested two beds, which was suspect. They then tried to offer me an upgrade at a higher cost. Also, when I was away on a dive a homeless person followed my girlfriend from out front of the hotel and attempted to assault her before locals intervened. Place could use some better security out front since there are some unsavory characters in town.

Fantastic service from the start at check in with Efriem. Super friendly super helpful. The hotel is a little dated, but they are in the process of renovating, but cant beat the view and the location. Always lovely to be back here.

Our first night at the Royal Kona Resort was awful, upon arrival and checking in we went to our room to relax after a long day and traveling. The carpet was so nasty that the bottom of our feet were black after walking on the carper for 5 minutes, it was late and we were tired, so we washed out feet and wore sock the rest of the night. During the night my partner needed to use the restroom where he was greeted with to BIGGEST cocoroaches I have ever seen. The next morning I went down to the front desk to ask for a new room which they provided us, but when I asked if there were going to be roaches in that room, the lady proceeded to tell me that they are everywhere. I said we just came from Kauai and did not see one roach the whole time we were there, so that is a poor excuse. When I booked the resort, it said that it was under minor renovations, such as painting and minor cosmetic work, not air chiseling the floor on the floor above our room at 730 in the morning. The bar staff was not super friendly, and I had to stand at the empty bar for 15 min while she was on the other side flirting with some guy. The furniture in the resort is very dated. Looks like it had been left outside in the sun then the peeling paint sanded off and tossed in the room. Carpets were damp and nasty feeling, there was a musty stench in the rooms. I would NOT recommend anyone to stay at this place. The pool closes at sunset (6:45 pm)

Property had renovation rate, which we had, but probably should have emphasized jack hammer rate instead. Rooms were unusable in working hours. Rate should have been even lower.

This property is dated and slightly rundown but staff was very friendly and helpful and room was clean which made up for the age. We have stayed at the royal Lahaina several times so this place felt similar. The location of this property was great near restaurants, shopping, ice cream and coffee shops. We would differently stay here again.

Would tell anyone NOT to book this hotel. Upon arrival, no help with baggage or parking procedure. You need a room key to enter parking lot but you are not told this curbside. Our room was in Bay Tower. There was loud music and voices from a neighboring bar until almost 3:00am making it impossible to sleep.

Dear Royal Kona Resort, I am writing to express my extreme disappointment and frustration with my recent stay at your establishment. My wife and I were eagerly looking forward to a luxurious vacation to celebrate her birthday, only to be met with a nightmare of cockroach-infested rooms and misrepresented amenities. The presence of cockroaches throughout the hotel not only ruined our experience but also posed a serious health hazard. The outdated facilities and unattractive views were a far cry from the picturesque scenes portrayed in your marketing materials. Furthermore, the room change we requested was a complete disappointment as we did not receive the full ocean view that we had paid for - only a partial view. This experience was a complete and utter disaster, and despite your offer to refund our stay, it would have left us without accommodation. Given the circumstances and the extreme disappointment we experienced, I am requesting a refund for our stay. I trust that you will take this matter seriously and take immediate action to rectify the situation to ensure that future guests do not have to endure such a substandard experience. I eagerly await your prompt response and resolution to this matter. Thank you.

During our time in Kailua-Kona on the Big Island, we stayed at the Royal Kona Resort. This stay was absolutely exceptional. This resort was in a great location, close to the airport and a walkable distance to downtown. Additionally, they hosted various events, such as luaus and live music. Some things to keep in mind are that the WiFi is unreliable and does not fully work in our room. I had difficulty loading work applications and or sending emails. Keep this in mind if you are a remote traveler! Also, when we traveled there, there was construction going on in one of the towers – not fun! Finally, parking is $25/day and there are hidden resort fees of about $25/day as well that we were charged upon checking out. Aside from some of the hidden fees and lack of reliable WiFi, we absolutely loved our stay at the Royal Kona Resort and would recommend it.
