The studio penthouse at the Morley Soda Factory, a three-story, nine-unit heritage building that was completely renovated and restored only eight years ago. Originally constructed in 1884, the building has been a flagship of the downtown core for 130 years – and you can now stay here and experience all the amazing things downtown Victoria has to offer.
This unique, top-floor studio penthouse in the heart of Old Town in downtown Victoria is an urban traveller’s dream. Walk out the door onto historic wood cobblestone streets and you’re literally steps away from the Lower Johnson shopping.
Being on the top floor, the space has lots of natural light, keeping the apartment bright and warm. It’s the perfect place to make your home base while exploring and you can easily duck back inside at any point during your day for a quick nap, or a snack, or just to take a break to relax with a great cup of local coffee on the terrace.

The Neighbourhood....
The historic character of the neighbourhood is what first attracted us to this property. The historic buildings and alleys connect you seamlessly to bustling streets with award winning restaurants, cocktail lounges, bars, pubs, coffee shops, yoga studios and boutique shops for clothes, apparel and more.

Our suite offers you a chance to be right in the centre of downtown while avoiding some of the more trying aspects of tourist traps and hotels. You’ll get a truly local experience, the local culture and community that bustles all around the area. Once you park your vehicle (if you have one) you are unlikely to need it again, as almost everything is within walking distance.

Getting around....
Our studio is centrally located in the heart of downtown and the Old Towne district. Bring your bike! Park your car and walk, or easily grab a cab or bus from right out front. Waddington Alley stretches between Yates Street and Johnson Street, two one-way streets going opposite directions that will bring you to the most amazing shops, restaurants, historic buildings and other community locations in Victoria.

The carefully designed studio – has all the amenities you could want for a short or long-term rental:

• Terrace with bistro set overlooking the famous wooden cobblestones of Waddington Alley and onto Johnson Street

Love the Location
A cute and comfortable suite with lots to see all around the building. This is our second time staying here and when coming back to Victoria, we’ll be happy to stay again. Host is lovely and prompt with arriving when she says she will be there to meet.

Property was ok. Location was handy to downtown but a bit sketchy being near the Sally ann. Noisy in the evenings with restaurant parties and fracas in the alley. Areas were clean apart from the living room which needed wiping and vacumming. Couch needs shampooing. Kitchen was well stocked but awkward to use. Ok for a short stay but alonger stay would be tedious. Fridge was leaking. Building inside was quiet and private.

It’s a lovely place and a wonderful location close to everything in downtown Victoria. Parking is an issue. I love the cubbyhole storage. I might get one of those units for my own home. As a senior I found The tub a bit scary. A tub mat would be a good addition. Thanks for having both coffee and herbal tea.

Excellent location, within walking distance of shops, restaurants, bars and the lovely inner harbour. Everything you need for a short term stay, comfy bed, nice living area, great kitchen with most of what you’d need to cook and eat. There is a bar in the courtyard below that is noisy on Friday/Saturday night until about midnight. Shutting the windows helps with the noise and there is a fan by the bed. Would definitely stay here again.

A Gem in the Heart of Victoria
A gem of a place to stay in the heart of downtown Victoria. Top floor unit in the restored Morley Soda Factory, a heritage building was clean and cozy. Always love having a full kitchen when we travel so we have options; from making our own breakfasts to walking to the Inner Harbour to enjoy delicious food from the seaside eatery Red Fish Blue Fish to ordering take-out pizza from Famoso just across the way. Great communication with host. Easy check-in and check-out. As noted in the listing, secure, inexpensive covered parking lot is just steps away. Downtown location makes walking and exploring the city easy. In the evenings, we did hear music and talking from nearby restaurants/bars even with closed windows but it didn’t bother us. Just added to the downtown charm.

Excellent communication and ease with check ins and outs. Outstanding location, so close to everything and walkable. The kitchen is simple and had everything we needed for quick little breakfasts. The balcony was perfect for sitting together planning our next day, or chatting about the beautiful day we’d had. We would highly recommend.

It is a lovely place to stay and it would have been good to know ahead of time that no parking comes with the studio apartment. I had asked twice about being able to plug in our electric car and did not get a reply either time to my query. All other questions were answered promptly. We love the location and would stay there again.
