Helpful concierge at the desk and close to 5th Avenue, less busy end.
There was a girl as front desk recepcionist the night I arrive. She was nice, but seemed lost and kind of slow . Other then that really nice hotel. Good location and would stay again.
Construction surrounding hotel- starts about 730am. No hot water in shower - warm at best. Checkin staff stick to 3pm checkin and wouldn't allow earlier checkin although rooms available. Normally if you are 2 or 3 hours early and space is available any property will allow you to checkin then. For the price paid, this place is grossly overpriced compared to alternative back street hotels. Rooms were clean and modern - that's the main plus point.

The desk staff at St. Martin was exceptional! Susana and Daniela know the area, are a wealth of information, and are a pleasure to deal with.
I would like to congratulate Mr. Alfredo at the main desk. He is an outstanding employee. Manager material if you ask me!!! His English is superb and his warm and friendly attitude only added to my stay at the San Martin??? Thank you kindly!!!
Hotel is a no frills deal but overall pretty good for the money.
The decor in the front is nice although it is actually surrounded by some not so nice other buildings.
Shopping area 5th street is a close walk away.
Inside the room wasn't bad. Shower looked remodeled with modern style. Bed a little bit hard but sleepable.
If on a budget I'd def stay here again otherwise I'd go to an all inclusive resort.
Nice hotel BUT don't stay on the second floor above front desk because of the high ceilings there is a horrible echo and we got woken up early every morning by the front desk bell, phone ringing,conversations, etc. Also their hot water wasn't working for the first 2 days there which was a major issue. some of the reviews said they had breakfast cooked fresh daily which was one of the reasons we picked this hotel and that must have changed because all they had was a cold continental type breakfast. All the staff were friendly and helpful...but I would not stay there again due to those issues.

Nice hotel on quiet street
This is a great hotel that is close enough to the beach for a short walk, but far enough away from the clubs and night life to have a quiet night of sleep. The staff is wonderful. Amenities were not like other hotels. They had a coffee maker and cups in our room, but no coffee. In the lobby there is an amazing coffee machine but you have to pay $25-30pesos. Not bad, and definitely worth it! Why it isn’t included though, I’m not sure. Would stay here again when I want quiet.
Never been at this hotel before even though I'm in Playa del Carmen every two weeks. It has an excellent price/quality ratio, a nice structure with nice and welcoming personnel. Room was spacious, clean and comfortable.
Talking a bit in "picky mood", the only two issues have been the a/c very noisy (the "sleep" button didn't change at all the situation) and the pillow way too soft.
While the first it's no longer a problem once you fall asleep, the second it's just a very personal preference so not really a general issue.

Great hotel, no frills, clean and safe
This is a basic no frills hotel that is a great price, clean, safe and in a great location. If you want swank this is not the place. I enjoyed it because I spent very little time in the room and was out.
Everything was great absolutely no complaints except for the annoying ants that seemed to be everywhere including the bed. Room service was great and the employees all were very attentive and friendly. We loved that we were so close to Quinta Avenida and a few of the small local food spots which were better than any fancy restaurant for sure. It's not a big fancy hotel and it's not in the hotel zone but I loved that you simply parked right out front and walked in like walking in to your apartment building. No need to go through a gate like you do at the fancier resorts and the room included a fridge, safe and a stove with kitchen utensils which was awesome.
I would give this hotel 5 stars..not for level of niceness but for everything else. The hotel was not a high end hotel but it was very nice for what you pay for. The staff was beyond amazing and accommodating. The rooms were basic but very clean and had excellent A/C. Although the hotel was basic they had nice updated decor and a modern feel. The pool and restaurant were very nice and clean, breakfast was delicious. The hotel is off the beaten path and in a iffy neighborhood but the street to 5th ave (maybe 3 short blocks away) was well lit with brand new LED street lights. You can tell they updated the lights to make guests feel safe walking to the main drag. I can not express how great the service was well at the hotel, I am a bit of a diva, and there were humbling moments, but I honestly would consider staying here again. We were in town to plan a wedding and were trying to be economical but it ended up being just fine!

Nice hotel, but has issues
The rooms I stayed in were simple, but clean and pleasant. The first room I was in developed a leak in my ceiling whenever the folks above me took a shower. They moved me to another room. Biggest complaint was that in 7 days there, I only managed to have one warm to hot shower, the rest were room temperature at best. While it is the tropics, I would have preferred hot water.

No hot water in shower. Pool unheated also.kitchen/bar was closed all day.
We could not stay there.....They overbooked the hotel and moved us to another location. No telling if it was Hotel.coms fault or theirs.....They advised Hotel.com 4 days before our arrival, but no body to talk to, so we were not advised either. Nice way to find out after a long day of travel. We were very disappointed and had to stay out of town further. Not pleased
We had room 119. We were about surprise when the light were turn on in the hallway. Shed a lot of lights in our room.
Got it of Expedia at a very good price
We had problem to find it because we were looking for calle 15, between 38 to 40. It would have been more clear if the email would have said 15 avenidos, between calle 38 and 40. We would had not any doubt about the location.

It’s a nice hotel, but a bit far away (7-9 blocks) from the beach if you decide to walk. The gentlemen that was a front desk was very helpful in giving directions, suggestions and even called a placed on our behalf.

Modern and gr8 location.
Great place to stay for its location. Not enough towel holders and the bed was very firm. The service and helpfulness was great. There were problems with the pool and the Internet but were sorted in the end.
A great place to stay which is close to 5th avenue. There was no swimming in the pool one day cos of problems and no wifi either. Both sorted in the end. Very approachable and modern. Very firm bed tho.
